When a tenant is evited by the sheriff what is the next step?

my tenant are being evicted because of non-payment going on two months. I went to the court house and file eviction notice to be serve today. after the sheriff serve papers. what;s the next step? Do I just wait to hear from the court?

  1. the tenant has x amount of time to vacate, after that, the sheriff gets them out.


  2. If the sheriff is evicting the tenants, that will be the end of it.

    Now, if you have not gone to court, you've only taken the first step. There will be a court hearing first and if you win THEN you can get the sheriff to physically evict the tenants.

  3. The court will notify you and the tenant of a court date (you do have to go to  court on that date or tenant wins by default and you have to start process over again) be sure to take all the paper work you have for the tenant.  If the judge rules in your favor you will be given a writ of eviction to take to the sheriffs the tenant then has 24 hours to vacate after the writ is posted on the front door. Sheriffs office will come back out to make sure they are gone if not they will remove the tenants from the property.
