Question:

When does a "new" AC unit need maintenance?

I moved into a new house 2 years ago... lately the AC doesnt seem to run as well. Anyway, I'm just curious how long a new AC can run without maintenance. (I live in Texas, and I run the AC about 78 when it's hot...) The only reason I ask this is because the bill doesnt seem to be abnormal yet so I'm not sure if it needs maintenance yet.

  1. change the air filters. once in a few years have the coils cleaned,maybe clean out the duct work,that's all i can think of ,change filters 3-4 times a year,and more if they are really dirty.....tom


  2. I would suggest once per season. There are a whole lot of things that can be done to keep the unit running like new. If you are a DIY type person, kill the power to the condenser and spray it with a mild detergent, let it stand for five and rinse it off. Keep your filters changed often and check to be sure your condensate lines are free of debris and flowing to the drain.

  3. You should have your air conditioners check for servicing at the beginning of summer.

  4. if its getting hot in the heat of the day your condenser coils need cleaning once a year will help you avoid costly repairs
