When looking to buy a home what are things you notice first?

We are trying to sell our home and I need some tips on more things I could work on around the house to make it more appealing to a buyer. I need tips on things that I can do that would be free or little cost to me. Thank you!

  1. 1) If you have a front/back yard - make sure the grass is mowed, rake/clear dry leaves every few days - curb appeal is very important.

    2) Try cleaning or covering up any stains in the carpet.

    3) Fix any leaks in the bath room.

    4) If there are black marks around the tub or shower, try and recaulk, this is not hard at all; you can do this yourself with some simple tools from Homedepot or Lowes, would cost less than $25 to recaulk 2 average sized bathrooms.

    5) Make sure the kitchen is clean.

    Other than this, you should also consider getting your home inspected - would cost about $200 to $300, but would give you a decent idea about what needs to be fixed around the house.

Free or little cost to "stage" your home...It's gonna be hard.  I would hit yard sales then and see if you can find decorating items that will enhance your house.  I bought new towels for the bathroom, new rugs for the kitchen and baths.  I bought nice big pictures and hung them on the walls, then returned the pictures when we sold the house a month later.  My realtor told us to stage the house.  I set the table with nice placemats, and cloth napkins set out with our nicest tableware and basically set the house up as a stage.  It never looked better and we sold the house in a short short time!  But staging for free is gonna be hard - but you could do it if you save your receipts and make sure you can return the stuff you bought.  Look in magazines and watch the home channels for ideas.  

    Kitchens and bathrooms are the first things I notice, then the yards and bedrooms.

  3. Make sure that everything is clean, like windows, carpets, appliances, crown moldings, and gutters. You may also want to replace old appliances (you can sell your old ones to get some money to buy new ones) and if the interior paint is looking down, you can apply a fresh one yourself. In addition, point out little things like crown molding, tile in the bathrooms, and stainless steel appliances to potential buyers. Them may not seem important to you, but they are perks that buyers look for.

Tell them now new the roof, heater, air conditioner, any appliances, and home renovations are.  New additions, even within the last 10 years are very attractive to those browsing the huge list of homes.  Also, move your furniture out of rooms so it has minimal furniture.  Get rid of clutter, rent a storage unit while you show the house if you must.  The less you have in a room, the 'larger' it appears.  Don't take all the furniture out though, you want it to look lived it.
