  1. The structural integrity of the building is intact.  The plumbing is in good shape, the foundation is solid, the wiring is up to code and safe, no known mold issues, etc.  They just don't want any nasty surprises down the road that will prove costly to repair.  They want a good product for their dollar.  A home, after all, is a huge investment.


  2. The building itself will be examined for any defects, including rot, roofing, siding, window condition, etc.  If appliances are included, they will be checked to insure proper operation.  Plumbing is checked for leaks, and electrical as well, to insure that dangerous wiring does not exist.  HVAC is also checked, along with any other systems which may exist in the house.

    Of course not everything can be checked, since inspectors can't cut holes in walls or similar to see what is hidden, but they check as much as they can.

    Expect a home inspector to spend about three hours at a house for an inspection, after which he will issue a report to the buyer concerning what he has found.
