When to start house hunting...?

My apartment lease is up February 28th, and I do have to give 30 days written notice of move out (which I think is the norm). Anyway, if I want to be able to move out at the end of the lease, when should I start looking for the house? I know how long it takes to find a good apartment, but I have no idea how long it usually takes to find a nice house. For those of you who are home owners, how long did the process take you?

  1. It took me about 2 weeks to find a renter who may want to buy in 18 months.

    You have the upper hand in this.  There are plenty of houses for rent or sale, the way the market is now.

    It is a buyer or renters market.  Give your self about 2-3 months.  Some houses are not available right away, and homeowners will list early.  This will give you the time to find what you really want.  If the homeowner wants you in there, they will wait for you.

You didn't state if you were looking to buy the house or lease the house.  I am assuming you are going to buy the house.  If you have a location, then start looking now.  It is not too soon.  The more houses you look at, the more you will find out what your options are.  You will also know a deal when you see one.  You will soon see what is important to you as you look at the house.  

  3. If you are thinking about buying a home,you will need to find a lender and prequalify for a loan.  I just did this on some investment property and from locating the property to closing, it took about 4 weeks. I have to say, however, I spent weeks looking for property.

    You can start looking now at properties available in your price range, just to get an idea of what is out there and what you will or will not compromise on. It is too soon to go on contract for one as you intend to stay in your apt until the end of Feb.  A couple of months out from your target move out date would give you plenty of time to get your loan approved, the appraisal & inspection done and be able to close and take possession of your house.
