  1. in today's market, it's price, price, and only price.  If it's the prettiest home in the neighborhood, it will get a lot of traffic, but it comes totally down to price.

    I just sold mine.  It was the nicest in the neighborhood.  It sold in 90 days, for 21k less than I wanted, and 5k less than I owed!

  2. Deciding on the right price to sell your house for is the most important factor. If you overprice, it will sit on the market while other houses sell and you will have to keep paying the mortgage in the meantime.

    Don't hire the first agent who tries to tell you they can sell it for more than market value. It's usually the agent who explains the current market value and shows you a list of what houses have sold for in your area in the past six months who are being honest. Find an agent who will work hard for you. If you are selling your house yourself, find out what the current market value of your house is yourself. Sometimes title companies will help you with this.

    There are other things you might want to do when trying to sell your house:

    1. Make repairs. You don't want your sinks to drip and your closet doors to come off the hinges when buyers open them. Smart buyers will go around your house and flush all your toilets. Make sure they work.

    2. Unclutter your house. Too much furniture makes the inside of a house look smaller. In addition, if you think you might have too many portraits hanging on the walls, take some down.

    3. Clean your baseboards, window sills and wash your curtains. It's easy to forget, but will help your house look immaculate if you pay attention to little details like that.

    4. Remake all the beds with nice fresh comforters, sheets and pillows.

    5. Paint odd colored walls a neutral color.

    6. Put in fresh light bulbs in any socket that may be missing them. It will really brighten the place up. Always turn the lights on when showing a house, even if it's a bright sunny day.

    7. Wash the windows inside and out. When showing your house, keep the curtains open to let as much light as possible in.

    8. How your kitchen looks is a big selling point. Reface cabinetry if it needs it. Replace the sink and faucets if they look old and worn.

    9. Stage your house with plants in various places and set the table with cloths and plates.

    10. Set all the radios to play the same station in every room in the house and play music as potential buyers look around.

    11. Curb appeal. Water your grass every day and keep it cut. Trim bushes and pull weeds. Water down the house to get rid of cobwebs. Also use your hose to wash away leaves, dirt and other gifts mother nature left  on your porch and driveway.

    12. Don't park your car in your driveway when showing a house.

    13. When doing an open house, bake cookies. The smell will make buyers feel at home and a nice plate of cookies will be a wonderful treat.
