When/where was the last unclaimed land on earth?

When was the last unclaimed land on earth claimed? Who claimed it and where is it?

I suppose I should include some constraints, such as:

- I am talking about land (not sea or air or otherwise) that has some permanency (has existed for at least hundreds of years) and reasonable size (> 1 acre) to it

- Let's exclude land that has never been inhabited by a permanent/long-term (> 10 yrs) population of at least 50 people. I'm really interested in habitable places.

- Let's exclude Antarctica because that's no fun (too cold)

- Unclaimed should mean that no group of people (indigenous or otherwise) > 50 in size was living on the land for > 10 yrs, nor had such a group stated a claim to the land at the time it was finally claimed. That is, there was no sizable dispute of claim.

- Let's assume habitation as would be viable given 1600's technology

- This question assumes that there is no currently unclaimed land
