When you buy a home with acreage, is there additional taxes to be paid?

The real estate taxes that are posted usually on a home for sale, is there anything additional when you own for example 10 acres or so or is that all figured into your real estate tax?

  1. Usually, the taxes for a home and the land are all included together, regardless of whether it's just a lot or 10 acres. In other words, the taxes they've quoted you for the home include everything.

    The exception to this is when the house is a mobile home. Mobile homes, in most situations, are considered personal property, not real property, so they're usually taxed separately. Even so, in a real estate listing they'll usually list the total of both taxes, the land and the mobile home.

    With acreage there are sometimes things like irrigation fees if you get water from somewhere other than your own well so you might ask your realtor about that.


  2. If it is all platted together as one property then it is very likely taxed as all one property.

    If it is split into separate plats (some for farm land or for future development or whatever) then each plat is likely taxed separately.

    The local tax authority would be able to tell you with a phone call or probably over the internet.

  4. We have 20 acres of land in southern Ontario, Canada. The acre the house is built on is taxed as residential. The other 19 acres is taxed as farmland. I'm sure this varies from country to country and county to county. Check with your local administrative office. Hope this helps.

  5. Real Estate taxes are posted with a combination of land and improvements. More land, more taxes...same goes if you have less land but a big house, they combine the assessed values of both.
