Ok, but when your term is expired, do they make you move out or something?

  1. The term of a lease is generally a year, although many leases have other lengths.  The lease generally states the conditions for renewal or if the lease will convert to month-to-month after it expires.  Some lease say that unless either you or the landlord inform the other party a set time before it expires (usually 60 days), the lease will automatically renew.

  2. Most condo associations have restrictions on rentals.  They may restrict the percentage of owners who can rent out their units, restrict renting to roommates who are "unrelated parties," limit lease terms to a minimum of one or two years, ban sublets, etc.  Condos, like houses, are almost never rented for term of less than one year.

Most apts are 1-yr leases -- that is the most common lease term throughout the US.  Short-term rentals are more often very high priced vacation rentals  (e.g. timeshare condo rentals are by the week), or at the bottom of the market.

  3. It depends. Usually it is a one year lease, unless it is a furnished apartment in which case can be 3 or 6months lease.  At least in NYC.
