Where are properties curently appreciating the most in the USA?

I am looking to buy a property that I wont have to worry about depreciation when it come to refinance it.

    Funny though. You haven't bought the property yet and you are already thinking about refinancing? That would be ill advised. Better to get the best terms you can for the long term on the purchase. Otherwise, expect that you will be stuck. Too many others thought that they could buy on any terms and then refi based on some inflated value only to find out they could not.

    California - only the desirable parts.

    Stay away from NY....our properties dipped 20% and below from 3 years ago, and at that they aren't selling.

    Florida is in the dumps too value-wise. I can't figure that one out. Why Florida? The speculators from a few years ago lost money.

    So much for speculation....I'd suggest you buy a well priced 2-family house and get rent. That way you'll be in a win-win situation no matter how the market gos.
