  1. the best thing to do would be to contact your local section 8 office. They should have a prepared list of some sort.

here in Oregon - they just make sure that the place is habitable, clean, no mold issues or leaks and make sure all outlets and appliances work.

  2. You register at an HUD offfice. Every city has one.  They give you the guidelines.  They want you to sign up.

I want to give you one warning.  When the rent is $675.  HUD pays $600 and the tenant pays $75.  The tenants know that you get the $600 guaranteed.  They figure that you won't evict them for not paying the $75.  Usually you won't.  So you end up feeling cheated.  You did a nice thing and you are being laughed at by the person who should be thanking you.

If you can deal with this, you'll be fine.

  3. Just call HUD;  call the county housing authority

They limit the # of units you can rent Section 8

Some LL love the program and prefer those tenants

we've chosen not to be a part of the program

  4. Every county is a little different.   Call the housing authority, they will email, fax or mail you the check list.    They want you to pass inspection the first time, so the are more then happy to send you a copy of the list the inspector uses.
