Where could i buy a tram or train carriage in Victoria?

I'm looking for a train or tram carriage to have moved into my back garden for use as a studio and offfice. It needs to be in a reasonable state so it can be moved in. Would rather a wooden one but metal would be fine. I'm in Ballarat so something close would be wonderfull if anyone knows of any?Thanks

Be prepared to spend some serious money, even rough  cars need to be moved by rail, so they must meet minimum standards.
