  1. if i were you i would listen to the first poster. if you dont know your way around mexico and the buisness climate, you can end up in big trouble. do you want to pay mexican prices or american (gringo) prices ?

  4. I did what your thinking with pretty dismal results. I simply came down to Acapulco for 2 weeks and was flooded with potential properties. They are everywhere and I bet only 1% will you see on the web.

    Your best and safest bet is just to come look. Think of it as a vacation and shopping spree combined.

    Be wary of real estate agents here as the others have written. Another reason to just come down and look around.

    Any house with " Se Venta " is " For Sale ". Mexicans are by far the best negotiators by far so be savy.

  5. I am afraid both Linda W and Rockin Mel are incorrect. There is indeed an MLS in Mexico, but it does not cover every area. The MLS system here is called the ‘Bolsa’ which translates to ‘Bag’ in English.

    All research will be helpful, but realize that generic real estate sites are used by brokers (Both good and bad) and home owners trying to sell their homes themselves. Many are what is called an “Open Listing”, meaning there is NO listing agreement in place. Many are not really for sale. They are just finding out “If wanted to sell for this amount, would someone buy?” and if you show an interest, they will back out of the sale. Some are sold and never removed. Some are listed by multiple ‘Brokers’ and have wildly varying prices on different sites by different brokers for the same property’s. Some sites copy listings from actual brokers sites to fill their site and are therefore NOT kept current. (I just received an e-mail from a lady about a property she found on one of those sites that I had sold 5 years ago!

    Your best bet is to contact brokers in the area you are interested in and check them out. We have, in our area, a generic site that is actually pretty good and it has a page where actual clients can post feedback about a broker they have really dealt with. It is interesting because some brokers who are listed have NO feedback in 7 years, and that should make you wonder why. Some have a couple responses, and a couple have nothing but BAD reviews. There are decent brokers in Mexico, you just need to do some homework.

  6. There is no nationwide MLS so you'll just need to do a lot of searching. Sparks is right, do that search and include the town or area you are interested in. Internet prices tend to be inflated but the prices listed are also just the start of negotiations.

    The real estate sales business in Mexico is unregulated so be careful even of the agents. Some agents will tack on their own "commission" in the price of the sale. For example, if they know an owner wants 300k for their property, they'll show it to you and tell you it's 350k. If you go for it, they simply pocket the 50k.
