Where do yo find a place where you can build a coffee shop in the Philippines?

inside or near big villages/subdivisions like bf homes and ayala alabang.

near call centers-- northgate, alabang for example.

near bars/party places like malate, manila.

our malls are already crowded with coffee shops, i dont know if its still a good idea to open one and compete with more established coffee shops inside malls.
