  1. I pay a $1,300 per year license fee for One site.

Plus I pay a usage fee.

It runs all data bases at once.

I also do my own checking.

    Contact past landlords for example.

If you see a high rate of owed utilities, it shows they have skipped out on somebody.

Most likely a small landlord who does not report them to collections or takes people to court.

  2. We use NTNonline.com

    Great service, immediate results.

We pull both credit & criminal on every adult, It currently runs us $27.50 per person. (After all someone could have clean credit, but assault convictions on former landlords)

Pulling just credit is about 1/2 that amount

  3. Go to the Yellow Pages and look up "credit." You will find a number of company that advertise credit reporting. It should cost about $25. It should include credit and criminal.

Do ne on each adult and have them pay it. It is the last step I do once I have tentatively chosen the tenants.

But this is only the most basic first step of the comprehensive job of being a landlord.  I suggest going to www.amazon.com and typing "landlording" in the search window. The last time I did that I got 200 hits. You can look at the reviews and then go to your library and see which ones they have.
