Where in Spain were the houses built without proper planning permission tha might be subject to demolition...?

  1. I think a lot of areas in Spain have this problem, basically people are building on agricultural land e.g. they buy a farm with a farm house and then devide the land up for building on but this is not permitted.  To make sure your property is legal there is a good article on the page below that will help:

I live 20 minutes west of Malaga, Costa Del Sol.  There are many properties in the area.  Unfortunately, people have been misled when purchasing properties.  Don't take everything an estate agent says as gospel, try & make your own searches & take recommendations from other sources. There are just too many out here trying to make a fast buck & never to be seen again.

    There was also a plan for a major new road in the area, any of the houses in it's route would have had to be demolised & the 'compulsory purchase compensation'  is pennies!

    You have to be very careful & make sure you have a good Abogado (Lawyer).  Hope this helps.

  3. The most well known scandal because of this problem is Marbella, although they are trying to legally solve it so the people that bought their flats or houses in all good faith do not lose them through the fault of fraudulent permits that was done at administrative level.

    Actually the problem exists in many places, not just in Marbella, Malaga, although  Marbella is the first city where this type of scandal came to light.

    The recommendations of the first answer are excellent if you are looking to purchase a home in Spain (or any where else for that matter)

  5. I live in a village in the Alicante region and unfortunately i am living in an "illegal build" as my house is not built on 10,000m2 but in my village they seem to be coming up with solutions rather than demolishing them, but a few of my neighbors have had demolition orders.

    There has only been 1 house demolished so far and that was in Almeria, the poor couple watched as they bull dozed their house but not the garage as the garage had planning permission.

    It is a problem out here as there are illegal builds everywhere so if your looking to buy in Spain make sure you have all the paper work (suma, escatora, padron and certificate of habitation).
