Which is better, 7mile and Kelly in Detroit or 8mile and JohnR in Hazel Park?

Want to buy an inexpensive house. Does any one know which of these neighborhoods is better?

  1. Probably 8 mile and John R. May not be necessarily cheaper but definately a better neighborhood. But if you can I would move farther north. I live at 13 and its cheap and nice here.

  4. They are both deteriorating areas. You would be better off north of 8 mile, although overall 7 and kelly has nicer houses, 8 mile and John R isn't too bad, but south of 8 mile is still detroit. It all depends on what your looking for.

  5. I can't say much for 7 & Kelly. Hazel Park is in my opinion deteriorating. City hall does try, but with the economy the way it is, i'm not sure it will ever improve. I think there are to many rentals here. When you rent out an older home, you have to be careful and rent it to people that won't allow it to get dilapidated. Most renters here could care less if the screen door needs fixing, they instead would just wait till it falls off then tell the landlord. If my door needs fixing I'm going to jump on it before it becomes a bigger problem and more $.

    Not very good graduation rate coming out of the high school either.

    Property values are decreasing, probably due to mortgage mess and employment mess. ( thank you free trade)

  6. the millage (tax) rate in Hazel Park is $46.68. In Detroit the rate is $65.96.

    That means that for every $1000.00 dollars your house is worth you pay the applicable rate.

    A home with a SEV of $60,000 in Detroit would have a tax bill of $3,958.00

    A home with a SEV of $60,000 in Hazel Park would have a tax bill of $2,801.00

    While HP is far from being the garden spot of Michigan, it is head and shoulders above 7 mile and Kelly.

    Now, I must say, the housing stock is nicer at 7 and Kelly. They are brick homes built in the 1940's, but your neighbors are less likely to shoot you in HP.

    my boyfriend lived on 8 & John R for most his life and he said that it wasnt bad.

  8. Detroit is cheaper and crappier.  Hazeltucky isn't all that either.
