I have never heard the term, "rehabbing" when it comes to investors.

Investing your own money is always more risky, but you have the bigger reward upside and you control the ship.

Riskiest is investing your own money as you could lose the money if the deal goes bad.  Still, if its a good deal you make more money investing your own money - so its a tradeoff (but investing your own money is always riskier).
