Who is responsible for fixing garden gate...management company?

We bought a leasehold house (mortgaged). We pay service charge and ground rent regularly, and bought contents insurance from our existing lender. Last week, a wind storm blew down our wood garden gate. Who is responsible for fixing the garden gate…the management company (Landlord)? Lender? Us?

    Your insurance company will not cover- as they only cover contents.

    The actual Buildings Insurance policy is a group policy covering all the leasehold houses on your estate. This is paid for through your service charge.

    The damage to the garden gate should be covered by the buildings insurance- so contact the managment company and advise them of the situation. They should be able to claim for it on their insurance.

    However, bear in find that claims on policies makes the premium go up. So if everyone on your estate made a claim- your service charge will increase to pay for the increased premium.

    Probably best thing is just to ask the management company ti repair/replace it. It is certainly their responsibility- and is covered by the block insurance policy.
