Whose responsibility is it to get an exterminator for the house, the Landlord's or that of the tenant's?

We have a tenant who is constantly asking for one thing or another. I need to know, legally what am I responsible for as a landlord, and what is the tenant responsible for? For example, whose responsibility is it to get an exterminator for the house, the Landlord's or that of the tenant's?

  2. In my experience of living in many apartments, it was always the landlord's responsibility; just like snow removal, general maintenance, etc.

According to the health department it is the landlords, unless it is an infestation created by the renter..such as pets with fleas, or not maintaining the premises with dirty dishes piled in the sink, garbage not being taken out..or piles of trash...In the future you can exterminate a rental prior to a tenant moving in and give them a copy of the purchase order and state in writing in the lease that they are responsible for this in the future..The only problem here is that if you have apartment rentals that are attached to one another..You will not have much success enforcing this for one apartment can hav a total clean freak living there when the person living on the unit attached to thiers can be a filthy sloppy unsanitary pig..that will creat the infestations to the clean freaks place as well..if it is a single dwelling unattached from other rentals..You will have success with this...

  4. The landlord is responsible.  I had all my rentals sprayed once a month.  It is not a large expence.
