  1. Every thing else has gone up too, that's why I suppose eh?

    (inflation I guess?)

The price of lumbar has increased over the past 10?? years so very much.  Disasters and demand increases the price.  Hurricanes --floods--tornadoes--earth quakes--mud slides--all wipe homes out and need rebuilt. This creates a big demand for lumber so the price goes up--because there is a demand for it.  Also--everyone wants pay increases--so the builder is greeting more pay for building those houses.

  3. It is very basic-the principal of supply and demand-there is a greater demand for houses and the building materials have increased to build them-the builders are able to supply new homes at a higher price as it cost them more to build them and they are making a profit.
