Why don't co-ops allow for rentals?

i never understood why most co op boards don't allow for you to rent (or have restrictions on renting) your apartment while condo boards allow for renting.

what is the reason?

  1. up keep, the tenant won't keep it as nice as a real owner.


  2. join the board, finagle and negotiate with the other board

    members and get their charter to permit renters......with

    certain stipulations

  3. To maintain a high standard in the community.  It is a community, they want you to live there, not just invest.
