Why is a Lease to Purchase (Real Estate) better for both Owner and Buyer?

I'm looking for detailed answers on the benefits of a lease to purchase for the buyer and seller. Would love to see a list of 'bullets' on the pros for each side. Any other information on this strategy would be nice as well. Thanks in advance!

    They are horrible!

    Bad for the Owner:  Because at the end of the lease term, if the buyer's cannot qualify for the house, all he can do is keep the deposit and he's still stuck with the house.

    Bad for the Buyer:  Because you DO NOT build your credit this way, you are stuck with all of the hassles of owning the home with ZERO tax benefits and you not only pay a much higher interest rate you'll pay more for the house.

    RTO houses usually almost always go for full asking price b/c owners know that the buyers are desparate.

    They are HORRIBLE arrangements.
