  1. For the same reason you can drive faster down a straight road than you can in a maze. There are no obstacles to slow down the wind as it passes over the sea.

  2. Over land, friction plays an important part in affecting the flow of air.The effect due to friction becomes less and vanishes above about 2000 feet. So, a land breeze has to encounter this frictional force immeditely after its formation(ie,at the beginning itself) and hence gets weakened  and may sometimes become stronger once it enters the sea.

On the other hand, the sea breeze encounters this frictional force only after entering the land and till such time it blows strongly.

  3. also to do with the temperature differential between the cooler water and the hotter land - hot air on the land rises, air over the sea rushes in = sea breeze

  4. Land heats faster than water.  Low pressure is over the land when the land is warmer and the wind travels from high (water areas) to low pressure (land).
