Question:

Will a medical judgement show up on a rental background check?

I recently had a medical judgement against me. I had surgery, and if anyone knows the cost of a surgery, I'm sure you know how expensive they are. I was unable to keep up with the payments to the hospital and they took it to court. Now, I am trying to rent an apartment, but I am scared the medical judgement will show up. If it does, will it go against me? How long does it take to get something like this off your record? I am trying to repair my credit, and I was doing great until this happened.

  1. unfortunatly, yes medical judgements do show up on your credit report, because it is a debt that must be paid. If not, then it will be reported to the credit bureaus as such.

The good news is that medical judgements don't carry a lot of weight in the real estate community, because everybody has a doctor bill they can't pay.

  2. actually, small apt managers do not usually

    bother with such checks.

you did not say if the collections agency

will accept $10 a mo--or if you offered that

    to the hospital?

I think you are worried for no good reason

    re small apts.

  3. I seriously doubt if an apartment will use the medical judgement against you.

I am very strict on credit guidelines, but I think everyone can relate to the fact that you shouldn't have to choose between your life and your credit report.  I have never used those against a tenant....regardless of how high they are.

It does lower your score, but it does explain the reason.

  4. Well i have never heard of a hospital doing that!! Shame on them. But my answer is that I have alot of medical bills as well with my husband. We put ours on a debt management plan where you make one low monthly payment. And im positive you will be accepted since you only need like $2,000 worth of debt to qualify. I go through a company called CESI and the telephone number is 1-888-419-2374.They should be able to settle with the hospital for a lower payment than the actual amount owed.As for the background check I would think if when your application came up and you explained to them what is going on and that you are making all of your other bills on time(car payment, insurance etc.) maybe they will understand. Oh and be sure to get a copy of your credit report if you go with the debt management plan. They can consolidate all of your past due bills. I really hope everything works out for you as I know how you feel.

  5. A medical judgment will show up on your credit file as would any other judgment.  Some landlords, however, give far less credence to medical judgments, simply because they know how easily it can happen.  Perhaps, if the remainder of your file looks good, they will overlook the medical judgment.
