    You will need to consult with an experienced real estate attorney to help you remove those.  Once judgements are placed on title they are on title and need to be contested to be removed.  Otherwise, they will remain even when you try to sell the home.

    In addition, in the future if you should ever be interested in purchasing a new property.  Keep in mind that mechanical liens can be placed on title up to 90 days past the sale of the home.  So if your contractor didn't pay the sub contractors, it could be a real mess.

    So to avoid this you the borrower or buyer can purchase title insurance on yourself.  In most cases when you are buying the property title insurance is for the seller not the buyer.

    Try looking into prepaid legal.  They might be able to help you with this at a discount.
