i did repairs at a home. The owners then sold the house and didnt tell the new owners. the new owners then called me to repair something else. We do plumbing repairs!

We mentioned we were there before. The new owners want the records of what was previously done at the house.

IS IT ILLEGAL TO RELEASE THAT INFORMATION TO THE NEW OWNERS? the previous owners dont know that i am gonna release that info. please let me know!!

  1. I would think not, there is no private or financial information at risk here. The new owners have every right to know what work was done on thier new home they just bought. Did the repairs you did bring down the value of the home? Did the previous owners have the repairs done behind the back of the buyers? It would be alot more helpful if you listed what repiars were made. If it is just a pipe that needed to be replaced it shuld be ok. If it was a leaky pipe that caused damage to the structure of the house and or an unsafe environment, then it might get a bit more complicated.


  2. No, it's not. They have the right to know because they are PYAING $$$$$$$$$$$$$$$$$ for what the other people DID NOT fix.

  3. I dont think it would be illegal, but I don't think that it is your responsibility to tell them. Plus you could hurt your future business.

  4. Ideally the old owners should have released that information. You are in the right to release it as the old owners, by law are bound to full disclosure of any issues on the property. This look as though they were hiding something.

    If indeed they were hiding an issue that could be a lot of money to the new owner there may be a law suit coming to which you will be supeonaed for.

    To answer your question out right, yes you can tell them without getting in trouble because it falls under the full disclosure law. If the old owners were friends I would give them the heads up that the new owners asked for it.

    I would think it isn't illegal, why would it be?

    it's possible when the house sold, it sold with all the repairs and conditions it had when it was sold.
