Would you rather have a bigger, "nicer" house in a crappy area or an older, smaller house in a great location?

  1. older in great location-always be a market for it-might not get rich but get most of your money back 20 years from now


  2. The top three factors in housing value are location, location, and location. You can always fix up an older, smaller house in a nice location to bring its value up to the neighboring houses. But, when you build a nicer house in a crappy location, they call that overbuilding for the neighborhood. And, no matter how much you put into the house, its value will always be dragged down by the neighborhood.

  4. Check http://www.crimereports.com/ it may help you decide on the nicer neighborhood. If your town's police work with the website it'll show a google map with recent crimes and what types are occurring near each house address. I was looking at a beautiful inexpensive house downtown, but after looking at the crime map, I decided to pay a little more to live in the suburbs. I also brought my friends to look at the house downtown and they noticed that the neighbor's house was condemned! Worse yet, the windows were broken in and trash was piled to the ceiling, meaning it's probably being used by either squatters or crack dealers or both! Having a second opinion saved my life!
