  1. It means the leasing company will pay the mineral owner a one time bonus payment of $440 per mineral acre they own. I think you got the $80 net wrong and it was 80 net which is the total amount of mineral acres owned so they will pay the owner $440 x 80 or $35200. The gross is the total number of acres in the tract so they own 1/2 of a 160 acre tract.
