  1. The operator (oil company) will have an oil & gas attorney do a title opinion to determine ownership of mineral interest so there is very little chance of a mistake in ownership so I wouldn't be too concerned. Problems do happen so if you are concerned you can tell the company that if the lease contains a title warranty clause that you want it crossed out before you'll sign because you don't want to warrant the title.
